While this fall coffee syrup is perfect for making homemade Pumpkin Spice Lattes, you will still LOVE this syrup in fall recipes, even if you don’t drink coffee!
It adds a warming autumn flavor to drinks, baked goods, fudge (perfect added to caramel fudge or vanilla fudge) and breakfast recipes. See our full list below for all of the fun ways to use this syrup!

This Starbucks-inspired pumpkin spice syrup makes a little more than 2 cups, so you can easily share with friends and family. Or freeze the extra to enjoy all season long.
How to Make Pumpkin Spice Syrup
This recipe makes 2 ¼ cups of pumpkin spice syrup.
Ingredients
- 1 ¾ cup Sweetened Condensed Milk
- ¾ cup Light Brown Sugar, packed
- ½ cup Pumpkin Puree
- ¾ cup Water + 1 Tbsp
- 1 Tbsp Pumpkin Pie Spice
Directions
In a small bowl, add 1 Tbsp water to the pumpkin pie spice and mix well. Allow this to sit while you are preparing the rest of the recipe.

Whisk the sweetened condensed milk, brown sugar, pumpkin puree and water together in a sauce pan. Bring to a boil over medium heat.

Once the syrup boils, reduce the heat. Be careful because it can spill over after boiling.
Add in the spice/water mixture and whisk until fully combined.

Simmer for 2-3 minutes, then remove from heat.
If you prefer a syrup that is more liquid and not as thick, you can strain the syrup at this point.
Transfer the homemade syrup to a mason jar. I suggest adding the syrup to a glass measuring cup first, then pouring from the measuring cup into the mason jar.
How Long Can the Syrup Be Stored?
This homemade pumpkin spice syrup will keep for up to 3 weeks in the refrigerator.
If you would like to store the syrup for longer, I suggest freezing it in ice cube trays.
How Much Pumpkin Spice Syrup to Use Making a Latte?
One “pump” of a pumpkin spice syrup is equal to ½ Tbsp.
I suggest using 2 Tbsp in 6 ounces of milk to make a hot or cold latte.
